Choosing a property

Select the 'Properties to Let' section to find our available properties, or contact our office to register your requirements. Once you find a property that you think is right for you simply contact us to arrange a viewing. We can normally arrange viewings 7 days a week including evenings.

Application

Once you have chosen a property, we will pass your offer on to the landlord for consideration. You will be asked to pay an administration fee of £150 per application and £40 per guarantor to cover administration and referencing costs. Please be aware that the agency fee does not secure the property, and if your tenancy application proves unsuccessful this fee is non refundable.

Once you have paid your reference fee, we will secure the property for a period of 2 weeks. If you are not in a position to move within a 2 week timescale, we would request a further payment of either the full or part payment towards the 1st months rent or the bond, subject to landlords approval.

Rent Payments

Rents are generally payable per calendar month, and are payable in advance. All rents are to be paid by standing order. The tenant is usually also responsible for Council Tax, Electricity, Gas, Water, TV Licence and Telephone costs. Meter readings are taken on the 1st day of the Tenancy Agreement commences and the tenant will be responsible from that date.

Tenant Deposit / Bond

A security deposit equal to at least one months rent will normally be required. This will be required in advance of the Tenancy Agreement commencing. FSL Residential secure all deposits with the Deposit Protection Service which is one of the recognised government approved schemes. The deposit is held to cover damages, breakages and any other liabilities under the terms of the Tenancy Agreement. Please note that under no circumstances can the deposit be used by the tenant to cover non-payment of rent.

Content Insurance

Whilst the landlord is responsible for insuring the building, the tenant is responsible for ensuring that their own possessions are insured. FSL Residential can provide information on insurance.

Fees

We charge an administration fee of £150 per application and £40 per guarantor to cover administration and referencing costs (all fees are plus VAT at standard rate)
