Why use FSL Residential ?

As Landlords ourselves, we know what other landlords both need and expect. We have full knowledge and experience in the tenancy process, even with the legalities of eviction when things don't quite go as planned. We provide a hassle free service, and are on hand to help and advise throughout the process.

We take pride in the accuracy and honesty of our free valuations. We deal with first time landlords with a single bedroom flat in Wakefield to experienced landlords with multi-million pound portfolios throughout West Yorkshire. Our aim is to build long standing relationships with everyone we deal with.

We undertake extensive advertising on the internet and have a busy, constantly changing register of active prospective tenants all looking for property.

FSL Residential will not compromise on the selection of ‘suitable’ Tenants. We match Tenants to properties, so by suitable we mean that the Tenants suit the property. The better the condition of a rental property (in terms of furnishings, decorations and cleanliness) at the start of a letting, the better the Tenants to whom it will appeal and the better it is likely to remain.

All prospective Tenants are required to complete a detailed application form and references are taken up in all cases

Landlord Services

We offer 2 services, Let Only and Full Management, plus can arrange a bespoke arrangement for those landlords who already have tenants and require a management service.

Let Only

Our Let Only service includes the following:

  • Visiting you at your property, and providing a free rental valuation and any other advice, which you may require about letting your property.
  • Advising you on the legal requirements of an EPC
  • Advising you on compliance with the various safety regulations including a Landlords Gas Safety Certificate
  • Advising on any maintenance or furnishing issues.
  • Locating suitable tenants. Your property will be widely advertised on the major property portals.
  • Erecting an advertising board at the property (if instructed)
  • Accompanying tenant applicants to view the property
  • Obtaining and evaluating references and credit checks on prospective tenants
  • Preparing a suitable tenancy agreement and arranging signature by the tenant
  • Collecting a deposit (bond) from the tenant
  • Depositing the bond with the Deposit Protection Service.
  • Provide information on landlords insurance
  • Preparing an inventory and schedule of condition (if instructed)
  • Checking the tenant into the property and agreeing the inventory
  • Re-letting and continuing the process with the minimum of vacant periods to ensure that you receive the optimum return from your property

Full Management

Our Full Management service includes all the services of the Let Only service but also includes:

  • Receiving rental payments monthly in advance, and paying you promptly, together with a detailed statement from our computerised management system
  • If required paying regular outgoings for you from rental payments
  • Inspecting the property periodically, and reporting any problems to you
  • Arranging any necessary repairs or maintenance, first liaising with you in the case of larger works
  • Keeping in touch with the tenant on a routine basis, and arranging renewals of the agreement as necessary
  • Checking tenants out as required, re-letting and continuing the process with the minimum of vacant periods to ensure that you receive the optimum return from your property

Problem Tenants ?

The vast majority of tenants are honest people that are looking to create a home to live in. There are those who run into financial difficulties, and on rare occasions, there are people who simply want something for nothing. Either way, your tenancy agreement states that these problems should not be passed onto the landlord, and that regular rent payments are maintained.

There are many reasons for needing to have a tenant evicted. These usually come down to failure to pay rent, serious breach of contract (such as failing to keep the property in the necessary state or causing a nuisance) or they might just have gone beyond the agreed terms of the tenancy agreement and don't want to vacate.

We serve notice on your tenant for breach of tenancy agreement. In the majority of cases, this first real legal step is enough to ensure that they clear their debt or leave the property. Dependent on area, we prefer to hand deliver the notice and contrary to belief the face to face discussion lends to resolve the issue rather than lead to confrontation.

FSL Residential will issue proceedings against your tenant, arrange the court date and arrange all your legal papers and go before the judge to obtain a possession order.

Very few tenants will remain in a property after the court has ordered the tenant to leave. When they do try to defy the court, we will arrange for  bailiffs to remove the tenant and hand your property back to you.

Fees

  • Let only: Generally £295,dependent on property value with discounts for landlords with larger portfolios

  • Monthly management: £195 initial tenant find and £40 per month (property up to £750 / month rent

  • Gas Safety Check: £60

  • EPC: £75 dependent on size of property

  • Serve Notice on tenant: £100

  • Issue Proceedings to the Courts: POA

  • Arrange bailiffs: POA

All prices are subject to VAT at standard rate
